As-Is
Sold in current condition, with the buyer accepting known and unknown defects. As-is does not mean unsellable on the open market — as-is listings are routine.
"As-is" describes the condition of the sale, not your disclosure obligations. Most states require sellers to disclose known material defects regardless of whether a sale is as-is. As-is simply means you're not making repairs before closing. There is an active market of buyers — including renovation-loan buyers and cash investors — for as-is properties.
