As-Is Market Value

What a house would sell for today, in its current condition, on the open market. The number most often hidden from distressed sellers — and the one they most need.

As-is market value is different from after-repair value. It's what a knowledgeable buyer would pay for the property as it stands today, without any renovation. Getting an independent estimate of this number — from an agent who lists as-is properties, an appraiser, or an advisor who earns the same regardless of path — is the single most important first step for a distressed seller.
