Named author and professional reviewer: not confirmed. Updated dates are site records, not evidence of an attorney or tax review.
Residios publishes guides, answer pages, a glossary, interactive tools, and a full-length book on housing decision governance. This page explains how that content is developed and what standards it is held to.
Purpose
The objective of Residios content is not to generate search traffic. It is to give homeowners — particularly those in difficult situations involving inherited property, foreclosure, probate, tax debt, or complex co-ownership — a clear, organized, honest account of their options and the tradeoffs between them.
The standard we apply: a page is useful if it gives a reader something they would not get from asking a generic question to an AI tool or reading a single mainstream real estate article. That means synthesis across multiple authoritative sources, practical context, explicit comparisons, identification of exceptions, and decision criteria — not restatement of generally known facts.
Research process
The publishing standard for content on this site is the following sequence. A standard is not evidence that every page has completed a named professional review; see each page's publication and review status.
- Question identification — determining the actual question a homeowner in a given situation is trying to answer, not the keyword version of it.
- Source gathering — consulting primary and authoritative sources where they exist, including state statutes, federal regulations, official program documentation, court procedural guides, and recognized industry bodies.
- Synthesis — combining information from multiple sources into a single, coherent, contextualized explanation. Where sources conflict or use inconsistent terminology, that is noted.
- Organization — structuring content so the most important answer appears first, with supporting detail, exceptions, and comparisons following in order of practical relevance.
- Review — claims should be checked against original sources. We name a human author or professional reviewer only when that person's contribution and review are confirmed.
- Publication and dating — content pages display their recorded publication and update dates at the top. An update date is not proof of a legal, tax, or other professional review. Where a named review has not been confirmed, the page says so.
Use of AI tools
Residios uses AI as a research, organizational, and drafting tool. Specifically, AI assists with:
- Identifying relevant source material across a given topic
- Organizing complex information into logical structures
- Drafting initial text that is then reviewed and revised
- Identifying gaps, contradictions, and missing context
AI tools do not determine what is factually correct. Specific factual claims — legal requirements, timelines, financial thresholds, procedural steps — are traced to primary sources before publication. Where a claim cannot be verified from a primary source, it is either omitted or flagged as general guidance rather than stated as fact.
What this site does not claim
We do not claim that every page has been reviewed by a licensed attorney, CPA, or other subject-matter professional unless that review actually occurred. We do not fabricate citations, statistics, credentials, or regulatory requirements. We do not present AI-generated text as original research.
The content on this site is general and informational. It is not legal, tax, or financial advice. We say so explicitly on every page where that distinction matters.
Source preferences
When authoritative primary sources exist, we prefer them over secondary or tertiary sources. In practice, this means:
- State probate codes and foreclosure statutes over general real estate articles
- HUD and CFPB program documentation over summaries of those programs
- County recorder and court procedural guides over third-party interpretations
- IRS publications over general tax advice
Where primary sources are jurisdiction-specific, we note that what applies in one state may not apply in another, and we encourage readers to verify local requirements with a qualified professional.
Periodic review
Real estate law, foreclosure procedures, tax-sale rules, and related regulations change. High-traffic and legally sensitive pages should receive periodic review. The recorded “Updated” date does not certify that a specialist reviewed the page or that every statement reflects today's law. Source notes identify their jurisdiction and limits; obtain qualified advice for an actual deadline or transaction.
