Distressed Property

A house with physical problems, financial pressure, or a situational reason for urgency. Distinct from a distressed seller, the person who can be rushed.

The industry profits most not from distressed houses but from distressed sellers, owners who, for any reason, can be persuaded to move quickly without comparing all their options. A distressed house can be sold by a calm, well-informed seller at close to full value. Understanding the distinction is the foundation of protecting yourself.
