Distressed Property

A house with physical problems, financial pressure, or a situational reason for urgency. Distinct from a distressed seller — the person who can be rushed.

The industry profits most not from distressed houses but from distressed sellers — owners who, for any reason, can be persuaded to move quickly without comparing all their options. A distressed house can be sold by a calm, well-informed seller at close to full value. Understanding the distinction is the foundation of protecting yourself.
