Net Sheet
A calculation of what you actually walk away with after all costs for a given path. The cure for dishonest headline comparisons.
A net sheet subtracts every cost, commissions, closing costs, repair costs, carrying costs during the sale period, loan payoff, from the gross sale price to show the real number. Always compare paths on their net, not their headline. A lower gross price with no repair costs and a two-week close can net more than a higher headline price through a conventional listing.
