Net Sheet
A calculation of what you actually walk away with after all costs for a given path. The cure for dishonest headline comparisons.
A net sheet subtracts every cost — commissions, closing costs, repair costs, carrying costs during the sale period, loan payoff — from the gross sale price to show the real number. Always compare paths on their net, not their headline. A lower gross price with no repair costs and a two-week close can net more than a higher headline price through a conventional listing.
