Someone made me an offer. I need a second look before I sign.
I got a cash offer. Is it fair?
The honest answer
A cash offer is fair when it is close to what the house is worth as-is, minus a reasonable margin for the buyer, and when the buyer can actually close. Most offers that go wrong fail one of three tests: the price is anchored far below value, the person signing is not the real buyer, or the contract lets them walk away while your title stays tied up. You can check all three before you sign.
Every path, side by side
What each option gives you, and what it costs.
-
01
Accept the offer you have
Works when: Speed and certainty, if the buyer is real and the terms are clean.
Tradeoff: You may leave equity on the table if the price assumes repairs or margins that are not real.
-
02
Counter or ask for the math
Works when: A legitimate buyer can explain their after-repair value, repair estimate and margin.
Tradeoff: Some buyers walk. That tells you something too.
-
03
Get a competing cash offer Residios may buy
Works when: A second number is the fastest way to see if the first one is anchored low.
Tradeoff: Another buyer has the same incentive to pay less. Ask every buyer for the same math.
-
04
List with an agent
Works when: Usually the highest gross price for a house in reasonable shape with time to sell.
Tradeoff: Commission, prep, showings, carrying costs and 60 to 120 days of uncertainty.
Before you sign anything
A short checklist.
- Ask whether the contract can be assigned. Look for "and/or assigns" after the buyer's name.
- Ask for transaction-specific proof of funds before you accept, not a generic letter.
- Check whether the buyer can record a memorandum against your title.
- Read the inspection and due-diligence window. Long windows with easy exits favor the buyer.
- You can always have an attorney look at a contract before you sign.

Common questions
Do I need to upload the offer?
No. It helps us look at the actual terms, but you can also just tell us the price and the buyer's name. A photo of the page is fine.
Will you just try to outbid them?
Only if buying it ourselves is genuinely the best path for you. Often the most useful thing we do is confirm the offer you have is reasonable.
