The Damaged-House Playbook
"Nobody will want it like this" is the most expensive myth in distressed real estate.
A house that needs a roof, has foundation movement, water damage, or major deferred maintenance is not unsellable. It's a different market. This playbook covers the real options for a damaged or impaired house — and how to avoid letting a buyer profit from the myth that you have none.
The conviction that a house with problems can only be sold to a discount buyer is usually false. There is a large, active market for imperfect houses — ordinary buyers using renovation loans, investors who price repairs honestly, and buyers who want a project. The belief itself is what funnels owners toward whoever confirms it first.
Three kinds of house problems and what they mean
- Physical distress — the structure itself is impaired. Real, but also the most fixable kind. It responds to money and labor, and the right buyer pool includes people who want to apply both.
- Financing restrictions — many lenders won't finance a house with serious defects. This narrows the buyer pool to cash buyers and renovation-loan buyers, but doesn't make the house unsellable.
- The "repair math" — the question isn't whether you can sell as-is, it's what each path actually nets you. Targeted repairs sometimes add far more than they cost; major renovations often don't. Run the numbers honestly on both paths before committing to either.
The single most important test
Before accepting that your house can only be sold to a discount buyer, get one independent opinion of value in current condition — from an agent who lists as-is properties, an appraiser, or an advisor who earns the same regardless of which path you choose. The cost of that opinion is tiny next to the discount the myth can cost you.
