Net Proceeds
The cash received after the costs of a sale and loan or lien payoffs. Compare sale net with sale net, not with a rental's annual cash flow.
Rental and holding options retain the property, while a sale releases equity. Use a consistent time horizon and account for retained equity before comparing different strategies. A headline sale price is not the amount the seller receives.
